Is that calling the bottom for OC?
What about Irvine and NPB?

  We may or may not be at the bottom. I don’t think prices will go down much if at all, but I don’t think they will go up much either. The low-end communities will show more strength than the high end ones. The weakest segment of the market will be the over $800K range.
