Woodbridge is being hit particularly hard by the housing bust. With 75% of Woodbridge being condos, and with condo prices getting hammered, Woodbridge has become a bargain community relative to Irvine standards.
Today’s featured property is being offered for 42.5% off its peak purchase price. This condo has declined in price nearly 10% per year every year since 2006. Double digit price moves are much more fun when they are going up.

$233 PpSF + $619 pMnth in PMI/Assoc dues + floor unit? lolllllooll
Even despite record low rates, with supposed affordability at best in a decade, the seasonally adjusted Purchase Index decreased 8.4% from one week earlier.
The unadjusted Purchase Index decreased 3.3 percent compared with the previous week and was 7.6 percent lower than the same week YoY.
If something cannot continue, it will end.
Look at the Woodbridge graph, also down 8.4% y-o-y. I just did a posting for RSM at was down 10% y-o-y. South Orange County is taking some price hits.
